Position Summary:
The primary purpose of this position is: Reconcile, review and dispute CAM, Tax and utility invoices against Lease obligations for payment, or credit, approval. Track Real Estate Taxes to prevent tax liens. Work with various internal/external contacts including taxing authorities, landlords, management companies, real estate, tax and legal departments to resolve problems. Assist with day to day property management issues in assigned portfolio of properties.


Principle Duties and Responsibilities:

  • Review and reconcile Landlord Common Area Maintenance charges against legal lease documents.                                                  
  • Dispute and/or negotiate charges that are not specifically stated in the legal lease documents.
  • Review/reconcile and pay Real Estate and Personal Property tax invoices per the legal lease documents, includes contact with taxing authority and/or landlord to ensure receipt of bills to avoid penalty and late fees.
  • Act as a daily intermediary between landlords, legal, real estate and contractors to see that lease terms are followed.
  • Provide support for various Ahold Delhaize departments and request necessary documents related to the opening of new stores.
  • Assist various members of the Ahold Delhaize Real Estate, Construction, Maintenance, Accounting and Store-level Staffs with special projects or requests as they relate to lease administration.
  • Act as a liaison between Real Estate and various other departments, such as; Risk Management, Accounting, Construction, Operations and Store Management to supply requested lease-related information.
  • Communicate and assist Accounts Receivable pertaining to Subtenant and License rental income, CAM, and Taxes.
  • Update and maintain storage for Lease, CAM, Tax, and miscellaneous documentation. Making sure that documents are not discarded prematurely, based on legal commitments.
  • Ensures timely data entry for assigned Accounting Service activities
  • Ensures proper information is entered
  • Partners with appropriate business partners to ensure applicable information is gathered and input
  • Understands and adheres to compliance and regulatory guidelines when applicable
  • Researches and resolves issues or open items as they arise, and sees to full completion
  • Periodically audits entries to ensure accuracy and efficient processing            

                                                                           

Basic Requirements:
Experience:  1-3 years
Education:  High School Diploma
